How to Design a Home - In-house Design and Construction

At Maiker Constructions, we offer two distinct design service methods for home construction projects; 1. Architect, Home Designer Collaborated Projects and 2. In-house Design and Construction.

 

Method 1: Architect, Home Designer Collaborated Projects

 

The first method we employ at Maiker Constructions is a partnership approach where we join forces with architects and home designers to orchestrate and craft home construction projects. This strategy is particularly advantageous for projects demanding specialist oversight in the realm of contemporary home design. Our goal is to harness their expertise to deliver maximum value to our customers. Our role at Maiker Constructions is to provide vital insights into construction methodologies and value engineering during both the conceptual design phase and construction documentation stages. This approach enables us to deliver essential cost analysis, thereby empowering our clients with the information they need to make informed decisions regarding design elements, inclusions, and costs. This reduces the chances of unexpected surprises along the way. This process also works for customers who have completed home design with an architect or home designer and are now looking to tender and build their home.

Method 2: In-house Design and Construction

 

The second method is our in-house design and construction service, which is typically utilized for smaller projects for customers who have a clear understanding of their requirements and their project value does not exceed $300k. Maiker Constructions role involves inspecting the customers site and designing the home in accordance with the customers directions while pricing the home based on the design. This strategy allows us to offer a cost effective service for design and costing thereby equipping our customers with the knowledge they need to make well-informed decisions about and costs and what they will get. Method 2: In-house Design and Construction

 

Site Inspection

Step 1: Site Inspection and Customer Brief

 

Maiker Constructions will conduct a site inspection of the proposed project site to discuss the project brief and budget with the customer. We will provide recommendations on build ability of the customer brief and building compliance.

Step 2: Payment for Concept Design and Budget

 

After you have completed the onsite meeting, if you would like to proceed, Maiker Constructions will send you a link to make a payment of $3,200 (inc GST) for Conceptual Design and a Project Budget. The Concept design and project budget is sufficient for customers to make informed decisions to proceed with the project without spending large amounts of money.

Step 3: Conceptual Design

 

Once you have made your payment for Conceptual Design and Budget, we will provide you with the conceptual home design in accordance with your project brief including rough site plan, floor plans, elevations and internal elevations in accordance with state and local government guidelines. You can make changes to your design until you are happy with the concept. This process typically takes around 4 weeks depending on how quickly you approve your design. 

 

Step 4: Project Budget

 

Once you have signed off on your Concept Design, we will provide a Budget cost for your project within approximately 7 business days. Project Budgets are subject to change as per the following steps, however they are very accurate and they are reliable for making a decision to proceed with the next steps.

Preliminary Agreements

Step 5: Preliminary Agreements

 

During the concept design phase, we will identify items that are required to prepare construction drawings from your concept design and finalize your budget as a quote in preparation for a building approval and building contract. These items are different for every lot. A preliminary agreement is a fee breakdown for the services required to complete a building approval and building contract.

 

Step 6: Building Approval

 

Once the preliminary agreement is executed and the fee has been paid, Maiker Constructions will prepare all documentation required for building approval and obtain that approval.

Construction Contract

Step 7: Construction Contract

 

Once the preliminary agreement is executed and the fee has been paid, Maiker Constructions will prepare all documentation required for the construction contract. Maiker Constructions uses a Master Builders contract which can be made available for review on request. The contract is not conditional on receiving building approval and Maiker Constructions may issue the construction contract while the approval is in progress. 

Once a Building Approval and Building Contract have been completed, the project is ready to commence.
